What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a measurement service work?

During a home measurement service, an appraiser takes measurements of the home with a measuring tool — generally a tape or laser measuring device. As they tour the home, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area of the home and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a floorplan service?

Property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you have! Unless a certified appraiser has recently executed a valuation on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before contesting what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling your home

A measuring service can ensure that you're paid a fair price for your property. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your home is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any renovation that may have affected square footage).

Information for real estate agents

To ensure that your client's home sells at a price that accurately reflects true market value, we suggest seeking a measurement of the property. Your clients, and potential buyers, will be grateful for your eye for detail, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for attracting potential buyers since they can review the layout and features of the home before and after touring.
